Abby Johnson, LEED AP O&M President and founder
Abby leads Abacus in helping its commercial real estate clients develop tailored clean energy real estate strategies, and then procuring the funding to execute these strategies. She works with clients ranging from affordable housing developers to commercial REITs to identify sources of capital, with a focus on Commercial PACE financing (C-PACE). Abigail has been working for the past eight years in C-PACE and is considered one of the industry’s few national experts with both project financing and program design experience. In Virginia, she is also known for her policy chops where she was instrumental in creating one of the most expansive C-PACE laws in the country that allows resiliency and stormwater measures as eligible costs. Prior to specializing in C-PACE, Abigail worked for over 15 years as an originator and financial underwriter of commercial real estate as well as an architect in Italy and as a building science consultant. She has a Bachelor of Architectural History from the University of Virginia and a Master’s in Business from Bocconi University in Milan, Italy.
Deb Rosiello Project Manager
Deb Rosiello is a project manager for Abacus and Virginia PACE Authority. She provides day to day management of activities including supporting customer service requests and registering lenders, contractors and other service professionals. She has a broad entrepreneurial background having owned and managed several businesses. In these leadership positions, Deb developed significant expertise in overseeing commercial real estate investments as well managing partnerships and staff. She has over 15 years experience in continuously changing and expanding enterprises with a central focus on sustainability and clean living. Deb recently moved from Connecticut and is excited to bring her background and experience promoting clean energy projects through C-PACE.
Amy Williams Marketing Support
Amy is responsible for working with private and private sector partners. Amy’s background is in commercial real estate development both in San Diego, California and Austin, Texas. She worked in a project management support capacity as well as handled the administrative tasks associated with acquisition, construction, and closing of projects. Amy has a journalism degree from San Francisco State University and has completed course work in Urban Planning and Policy.
Ed Brown, CRE Finance Partner
Ed is Abacus’ partner in structuring real estate debt and equity with PACE and other third party financing. Ed has over 30 years experience in commercial real estate finance across all property types and has closed in excess of $2 billion in transactions. He has long term relationships with debt and equity sources funding investment and development projects regionally and nationally. Ed creates significant value for clients through placement and advisory services for debt and equity funding for real estate transactions ranging from $1mm to $100mm in total capitalization. Ed has a BA in psychology from the University of Pennsylvania.
Dan Lilie Project Developer
Dan has worked on large-scale real estate development projects in several large urban centers. Recently, he has worked to activate public energy development programs for the CRE market and was among the first wave of Californians active in the commercial PACE program. Dan is a multi-faceted executive with a deep knowledge of real estate and energy finance, leasing, and asset management. He is based in North County San Diego. Dan has an economics degree from Cornell University and an MBA from the University of Chicago.
Paul Brooks, P.E. and CEM Technical Advisor
Paul has over 20 years of experience in both energy analysis and mechanical design for a variety of building types and experience developing energy models to demonstrate probable savings from energy projects. His experience involves design for both new construction and renovation of numerous institutional and retail facilities, as well as nuclear engineering for the Department of Defense. He is a Certified Energy Manager through the Association of Energy Engineers, and a LEED certified professional. Paul has a BS in mechanical engineering from Old Dominion University and an MBA from Virginia Commonwealth University.

K2 CEC is a leading developer of C-PACE renewable energy, energy efficiency, and water conservation projects with a focus on the hospitality, bio-tech, food processing/distribution and retail industries.
