Abigail Johnson, LEED AP O&M
President and founder
Abby Johnson is President of Abacus Property Solutions (“Abacus”) a real estate advisory firm specialized in developing and financing energy efficiency and clean energy solutions in commercial buildings. Abacus serves as the owner’s advocate in identifying and assessing energy opportunities and arranging financing through various rebate and grant programs, multifamily green loans, and third party financing structures – most notably Property Assessed Clean Energy (PACE).
Abby, a LEED AP has specialized in bringing PACE financing to markets across the country for the past five years. In Virginia, she was a key player in fixing Virginia’s flawed PACE legislation in 2015, and is currently developing PACE program guidelines for the Mid-Atlantic region as part of a DOE grant. Abacus’ sister organization, Atlantic PACE assists East Coast owners, local governments, and commercial contractors in using PACE for both existing buildings and new construction projects. Prior to Abacus, Abby worked for over 15 years in commercial real estate as an underwriter, asset manager, and originator of financing transactions, and as a building science and development consultant in Europe and the U.S. With this dual expertise, Abby delivers energy and water saving opportunities early in the process that optimize both building performance and asset value.
Since graduating from William and Mary in 2016, Josh has worked on energy efficiency and renewable energy market development in the commercial real estate industry, as well as on CRE owner’s representation and due diligence projects. Josh focuses on analyzing potential projects and identifying financing solutions. He has also worked for the past several years on establishing PACE in Virginia, as well as on the team working to develop regional guidelines for the DMV area as part of the MAPA grant.
Social Media and Marketing Support
Isabel provides marketing and social media support for Abacus. Isabel is well versed in energy efficiency and renewable topics in the Mid-Atlantic, as well as PACE financing. She also assists in business development support. Isabel is currently pursuing a degree in Music Education at James Madison University.
Ed Brown, CRE
Ed is an Abacus partner in structuring real estate debt and equity with PACE and other third party financing. Ed has over 30 years experience in commercial real estate finance across all property types and has closed in excess of $2 billion in transactions. He has long term relationships with debt and equity sources funding investment and development projects regionally and nationally. Ed creates significant value for clients through placement and advisory services for debt and equity funding for real estate transactions ranging from $1mm to $100mm in total capitalization.
Paul Brooks, P.E. and CEM
Paul has over 20 years of experience in both energy analysis and mechanical design for a variety of building types as well as experience developing energy models to demonstrate probable savings from energy projects. His experience involves design for both new construction and renovation of numerous institutional and retail facilities, as well as nuclear engineering for the Department of Defense. He is a Certified Energy Manager through the Association of Energy Engineers, and a LEED certified professional.
Jason Mitchell, PE, CEM, LEED® AP + BD&C
Jason has over 15 years of design experience. His experience includes projects for higher education facilities involving residence halls, dining halls, academic buildings, laboratories, central plants and research buildings. These projects involved new construction and renovations of existing facilities encompassing energy retrofits and restorations of historic buildings. Jason’s experience further includes the use of computer simulation to analyze complex HVAC and central plant systems. He has also designed building types that include “green” design. Other experience includes industrial ventilation and process piping system design.
Daniel Lilie has worked on large-scale real estate development projects in several large urban centers. Recently, he has worked to activate public energy development programs for the CRE market and was among the first wave of Californians active in the commercial PACE program. Dan is a multi-faceted executive with a deep knowledge of real estate and energy finance, leasing, and asset management. He is based in North County San Diego. Dan has an economics degree from Cornell University and an MBA from the University of Chicago.
