Abigail Johnson, LEED AP O&M
President and founder
Abby is Executive Director of the Virginia PACE Authority (VPA) and President of Abacus Property Solutions (Abacus). As President of Abacus, Abby assists commercial property owners to develop and obtain financing for energy efficiency projects as well as negotiate and procure energy supply contracts. Over the past seven years, she has specialized in PACE financing, designing and developing programs in Florida, Texas, Illinois, Pennsylvania, and the Mid-Atlantic region. At the policy level, she was instrumental in fixing Virginia’s flawed PACE legislation in 2015, and in successfully advocating for adding broad resiliency and stormwater management measures to the 2019 update of the statute. In 2019, she also created VPA, a nonprofit organization, to administer PACE programs exclusively in Virginia. Prior to specializing in C-PACE, Abby worked for over 15 years as an originator and financial underwriter of commercial real estate as well as an architect in Italy and as a building science consultant. Abby has a Bachelor of Architectural History from the University of Virginia and a Master’s in Business from Bocconi University in Milan, Italy.
Deb is a project manager for Abacus and Virginia PACE Authority. She provides day to day management of activities including supporting customer service requests and registering lenders, contractors and other service professionals. She has a broad entrepreneurial background having owned and managed several businesses. In these leadership positions, Deb developed significant expertise in overseeing commercial real estate investments as well managing partnerships and staff. She has over 15 years experience in continuously changing and expanding enterprises with a central focus on sustainability and clean living. Deb recently moved from Connecticut and is excited to bring her background and experience promoting clean energy projects through C-PACE.
Amy is responsible for working with private and private sector partners. Amy’s background is in commercial real estate development both in San Diego, California and Austin, Texas. She worked in a project management support capacity as well as handled the administrative tasks associated with acquisition, construction, and closing of projects. Amy has a journalism degree from San Francisco State University and has completed course work in Urban Planning and Policy.
Social Media and Marketing Support
Isabel provides marketing and social media support for Abacus. Isabel is well versed on energy efficiency and renewable topics in the Mid-Atlantic, as well as PACE financing. She also assists in business development support. Isabel has a degree in Music Education at James Madison University.
Chief Technical Officer
Joe serves as CTO of Abacus Property Solutions, responsible for outlining the company’s technological vision, implementing technology strategies, and ensuring that technological resources are aligned with the company’s business needs and goals. Joe has over 30 years of direct hands-on experience as a Systems Architect, Software Engineer, Systems Engineer, Department Manager and Instructor working for companies such as IBM, Lockheed Martin, Huntington Ingalls Shipbuilding, mid-sized biotech and consulting companies, and non-profit organizations. Experience includes all phases of providing software solutions to government classified, commercial, and company internal customers, including business acquisition, requirements, analysis, design, development, verification, validation, documentation, configuration control, delivery, and training. Joe holds a B.S. in Information and Computer Science from the University of Pittsburgh, where he was designated a University Scholar.
Ed Brown, CRE
Ed is Abacus’ partner in structuring real estate debt and equity with PACE and other third party financing. Ed has over 30 years experience in commercial real estate finance across all property types and has closed in excess of $2 billion in transactions. He has long term relationships with debt and equity sources funding investment and development projects regionally and nationally. Ed creates significant value for clients through placement and advisory services for debt and equity funding for real estate transactions ranging from $1mm to $100mm in total capitalization. Ed has a BA in psychology from the University of Pennsylvania.
Paul Brooks, P.E. and CEMTechnical Advisor
Paul has over 20 years of experience in both energy analysis and mechanical design for a variety of building types and experience developing energy models to demonstrate probable savings from energy projects. His experience involves design for both new construction and renovation of numerous institutional and retail facilities, as well as nuclear engineering for the Department of Defense. He is a Certified Energy Manager through the Association of Energy Engineers, and a LEED certified professional. Paul has a BS in mechanical engineering from Old Dominion University and an MBA from Virginia Commonwealth University.
Jason Mitchell, PE, CEM, LEED® AP + BD&C
Jason has over 15 years of design experience. His experience includes projects for higher education facilities involving residence halls, dining halls, academic buildings, laboratories, central plants and research buildings. These projects involved new construction and renovations of existing facilities encompassing energy retrofits and restorations of historic buildings. Jason’s experience further includes the use of computer simulation to analyze complex HVAC and central plant systems. He has also designed building types that include “green” design. Other experience includes industrial ventilation and process piping system design. Jason has a BS in mechanical engineering from Clarkson University.
Dan has worked on large-scale real estate development projects in several large urban centers. Recently, he has worked to activate public energy development programs for the CRE market and was among the first wave of Californians active in the commercial PACE program. Dan is a multi-faceted executive with a deep knowledge of real estate and energy finance, leasing, and asset management. He is based in North County San Diego. Dan has an economics degree from Cornell University and an MBA from the University of Chicago.
